Why Start a Roof Maintenance Program?

Living in the Dallas/Fort Worth area you are probably aware of the extreme weather conditions; which include hail, wind, and heavy rain.

A roof is often neglected due to the fact it cannot always be seen or noticed until it is too late; out of sight, out of mind.
Damage that may occur from even the smallest leaks could result in: deterioration of the roof insulation and deck; interior ceiling, wall and floor damage; damage to interior furnishings, and fixtures.

A roof maintenance program could highlight any potential problems before they occur. Early detection is important for maintaining your roof and avoiding costly emergency repairs.

A maintenance visit is recommended to be scheduled at least every 9 months.

The plan includes:

Replacing broken slate/tile pieces (subject to inventory, cost of materials, labor, etc).
Cleaning debris from gutters and downspouts
Cleaning debris from the roof which includes cleaning the valleys and the sidewalls
Inspecting all flashings; which includes: HVAC and Plumbing pipe flashings
Re-caulking any required metal flashings and pipe flashings
Closing penetrations found in the roof that may have caused squirrels, raccoons, possums, and other varmints to enter the attic

Once the inspection is complete, you will receive a written report from Ramon Roofing Maintenance Division Inc. detailing the condition of your roof. The report will include repairs that need immediate attention to keep the roof system watertight, as well as recommendations for future work to extend the life of your roof. Any areas of concern will be highlighted for review and discussion.

Enrolled in the program you will receive priority scheduling during emergency and weather situations.

The maintenance program will help develop a “Pro-Active” approach to your roof system. This will save you money in the long run while extending the service life of your roof.
